always better to save at least a %5 downpayment.
and regardless even if you were going to finace your down payment you still need ...
-Closing costs
-Lawyer(notary) fees
-Appraisal fees
-Taxes(gst and pst)
-Property taxes
-Land transfer tax
-Survey fees
-Property insurance
-Prepaid taxes or utility bills
-Service charges
-Mortgage loan insurance premium and application fee
-Mortgage broker's fee
-Moving costs
-Estoppel certificate(if needed)
-Condominium fees(if any)
-Home inspection fee
-Renovation and repairs(if needed)
-Water quantity and quality certification(if needed)
And the list goes on.

first and foremost to get my *** outta credit card debt, only another 2400ish to go.... then theres...... new digital SLR camera, lenses, a darkroom setup for my 35mm work, finishing the install in my car, a BBQ, a vacation (im running out of things to photograph around here, i need to travel
