Oy. I'm not too sure about that one. Sure it's got a basement and 1/4 acre but it's a 50 year old house and not a great looking one. Plus it's in Abby. Absolutely nothing wrong with the location; I really like Abbotsford but I'm saying the price seems kinda steep for what it is.

Ft. Mac is stupid any way you look at it, mind you so is here. This is the #1 retirement spot in Canada. Places here have doubled in the last 2 years with long wait lists for new construction.

I am trying to look at condo's and get into a nice new 2 bed - 2 bath before spring hits. Property is rising so fast here. It's an investment you can live in while it appreciates in value.

bassiks... look for houses NOT advertised on the market. A family friend had this older house on a HUGE lot about two blocks away from Chinook Center... it had a 4 car garage... and like I say.. a huge lot. The house is really old.. but I brought it for $290k a month ago.

A house on a huge lot with a 4 car garage for that price is a stupidly ridiculous deal....
my neighboors house was appraised at close to half a million.

I live right off 51st... just west of Mac trail.


IF you look hard enough.. you'll find the good deals. Look for the houses NOT on MLS... the FS: by owners can be either a treat or a nightmare. MAKE SURE you get a house inspected.. if you decide to buy from an owner.. or from www.buysell.com

An inspection is $150 but can save you $40k in some cases... I've seen some real lemons man.. just total wrecks of houses.

This one townhouse had the foundation shifting.. so it had that "Titanic" syndrome happening whereas it was splitting down the middle.

All the floorboards were cracked and sticking out of the floor.. and all the doors were ****-eyed...

hmm... so THATS why it was only priced at $143k... oh I see. (frick)

So it pays to get a house inspector. If you see a house you love.. knock on they're door.. they may just be thinking of selling it.. and you can get first dibs.

I'll ask my pal... he has a nice house in Huntington Hills for a quarter million. The lot is frickin huge in the back.. you can build another house there.. (well almost) but the house needs lots of reno's... I'll talk to him if he'll sell it soon.. but its not advertised..

so like I say.. its all about the hidden market..
